Ensuring the legal possession and ownership of land is a crucial step in any property transaction. Many people believe verifying land ownership is difficult or complicated, but it is now possible to check it online in just a few steps. Land information can be easily retrieved using only the owner’s name.

This online method of verifying land ownership is particularly convenient for the public, allowing individuals to conduct checks themselves without relying on third parties.

HOW TO VERIFY LAND OWNERSHIP ONLINE BY NAME
To verify land ownership online, one must visit the official government portal, eporcha.gov.bd. The following steps should then be followed:

Click on the ‘Survey Khatian’ (Record of Rights) option.

Select the Division, District, Upazila (Sub-district), and Mouza or JL (Jute Land) Number.

Next, click on the ‘Advanced Search’ option.

In the ‘Owner’s Name’ field, enter the full name or part of the name of the desired person and click the ‘Search’ button.

This action will display detailed information, including whether the person owns any land, the specific Plot Number (Daag number), and the total area owned.

This task can also be performed via mobile phone. By downloading the ‘ekhatian’ app from the Google Play Store, the land record (khatian) can be searched using the same method.

WHAT IF LAND INFORMATION CANNOT BE FOUND BY NAME?
In this case, you will need to search for the record of rights (khatian) using the plot number (Daag number). For this alternative method, knowing the correct plot number is essential.

REQUIREMENTS TO OBTAIN AN ONLINE KHATIAN COPY
A certified copy of the land record can be collected online for a fee of just BDT 100. The necessary details required are the National ID Card number, mobile number, name, and address. The fee can be paid via mobile banking.
